Our floor sanding starts from £35 per m². This price is for sanding only. The final price depends on the floor’s condition, the area and the finish you choose. Fitting starts from £30 per m², gap filling from £25 per m², and repairs, care and finishing from £20 per m². These are starting prices — we confirm the final quote after looking at your floor.

The starting price is a guide for straightforward work on a floor in reasonable condition. Extra repairs, extensive gap filling, staining, stairs, moving furniture or a different finish can affect the quote. We will explain what is included before work begins.

Yes. We use professional dust-controlled sanding to keep the work cleaner and cause less disruption. It is not zero dust, but it is much cleaner than older sanding methods.

A typical project usually takes around two to three days, depending on the size, repairs and finish. Larger homes, parquet, stairs or a stained finish can take longer. We agree the schedule before work begins.

We can move furniture by arrangement. Heavy, fragile or valuable items may need to be cleared in advance. We will discuss this with you before the work starts, as it can affect the quote and schedule.

Usually yes for smaller jobs, as long as the room being treated can be kept clear and drying times are respected. You should avoid walking on a newly finished floor until we say it is ready.

Yes. We work with hardwood, engineered wood, pine, walnut, exotic timber and parquet. Engineered floors can only be sanded if enough wear layer remains, so we check this before recommending sanding.

Lacquer sits on the surface and is generally practical for busy homes. Oil soaks into the timber, looks more natural and is easier to spot-repair later. We recommend a finish based on the timber, how you use the room and the look you want.

Yes. Gap filling starts from £25 per m². We use it where gaps are unsightly or allow draughts. Not every floor needs it, because some older floors move with the seasons. We will advise whether gap filling is suitable.
